Waterproofing the balcony or terrace is a key element in protecting the structure from moisture, preventing tile cracking, mold growth, and corrosion of metal elements. Below, we present a step-by-step guide on how to properly perform waterproofing to ensure the durability and functionality of the balcony or terrace.
Removing the old finishing layer – If the balcony has old tiles or another finishing layer, it must be completely removed.
Checking the condition of the substrate – An inspection of the concrete should be conducted for cracks, voids, and unevenness.
Repairing damages – Any cracks and voids in the concrete should be filled with repair compound or cement mortar.
Thorough cleaning – Dust, dirt, and greasy stains can affect the adhesion of the waterproofing layers, so the surface should be vacuumed and washed.
To allow water to drain freely, it is necessary to create an appropriate slope (minimum 1.5% towards the drain or gutter).
The slope can be created using cement mortar or suitable leveling compounds.
The choice of primer depends on the waterproofing system used. The most commonly used are resin-based or latex emulsion primers.
The primer is applied with a roller or brush and left to dry according to the manufacturer's recommendations.
Choosing the insulation method – We can use:
Liquid membranes (e.g., based on polyurethane or epoxy resins)
Two-component sealing mortars
Bituminous membranes
Applying the first layer – The liquid membrane or sealing mortar is applied with a roller or brush, ensuring even coverage of the entire surface.
Reinforcing corners and expansion joints – In critical areas (corners, wall penetrations, expansion joints), sealing tapes are used.
Second layer of insulation – After the first layer has dried (according to the manufacturer's recommendations), a second waterproofing layer is applied for better sealing.
After completing the waterproofing application, a water test should be conducted – this involves flooding the surface with water and observing for any leaks.
If leaks are detected, additional sealing of critical areas is necessary.
Applying a protective layer – Some waterproofing systems require an additional protective layer (e.g., thin-layer cement screed or protective membrane).
Laying tiles or other finishing:
For tile installation, flexible adhesive mortar is used.
Grouts should be flexible and waterproof.
Optionally, terrace panels or other weather-resistant surfaces can be used.
Properly executed waterproofing of the balcony or terrace is the key to its longevity and user comfort. It is important to adequately prepare the substrate, choose high-quality materials, and carefully execute all waterproofing layers. Only in this way can problems with moisture, loose tiles, and the destruction of the terrace structure be avoided.
